How Hillock Green's developers created their own vision for Lentor Hills

Within the Lentor Hills campus, a brand new private residential area master-planned by URA, Hillock Green will be the third project implemented since September last year. The 474-unit private residence at Lentor Central is expected to be launched on October 28 and sales will begin two weeks later on November 11.

Located on a 144,714 square meter residential site, Hillock Green is being jointly developed by a consortium including Forsea Holdings, a wholly owned subsidiary of Beijing-based China Communications Construction Co (CCCC). ; United Engineers Ltd (UEL), a subsidiary of Singapore-listed real estate developer Yanlord Land Group; and Soilbuild Holdings Group.

Forsea Holdings has a 49% stake in the joint venture, of which UEL and Soilbuild each hold 25.5%. The joint venture partners paid $481.03 million (rate of 1,108 psf per plot) for the land in a government land sale (GLS) tender that closed in September 2022.

CCCC is one of China's leading real estate developers and was ranked 60th on the Fortune Global 500 list last year. The group specializes in global transportation infrastructure projects.

Wang Xin, director of Forsea Holdings said: “Singapore is a very important growth market for us. “[Hillock Green] is our first residential development in Singapore and together with our partners United Engineers and Soilbuild, we want to ensure this is of the best quality. ”

One of the highest points in Lentor Hills

Hillock Green has 474 apartments across three 23-storey residential towers with north-south orientation. North-facing units have views towards Lower Seletar Reservoir Park, while south-facing units overlook Hillock Park and Lower Peirce Reservoir Park in the distance.

“Hillock Green's design is inspired by nature and references the Lentor Forest, which once covered the area,” said David Liauw, director of DP Architects, Hillock Green's design and project architect. The project has also achieved the Building Authority's Green Mark Platinum Ultra Low Energy Building certification, the highest award for sustainability.

According to Liauw, the site is located on one of the highest points on the Lentor Hills estate and has the widest frontage along Hillock Park. To create a “visual link with Hillock Park,” he said, the top floor of the facilities floor and infinity pool were deliberately raised to level.

The landscaped amenity deck has three levels, with walkways leading from the lobby to the elevated clubhouse. The top floor is a 50m long infinity pool, spa pool and yoga and dance studio. The large club includes an entertainment room, lounge and reading room, karaoke room and gym.

Ecoplan Asia designed the landscape “as a continuous flow of garden space” surrounding each tower. Relaxation spaces are integrated into the landscape, including hanging hammocks and pavilions for social gatherings, barbecues and gourmet dining.

The apartments are a mix of one to four bedroom apartments. The largest number are two-bedroom units, with areas ranging from 624 to 958 square feet, accounting for 193 units (41%). Another 175 apartments (37%) are three-bedroom apartments, with areas ranging from 904 to 1,442 m2. One-bedroom apartments ranging from 517 to 689 square meters make up 22 units, while four-bedroom apartments ranging from 1,184 to 1,572 square meters make up the remaining 84 units in the project.

Each of the three residential towers has landscaping on the 13th and 23rd floors, designed as “sky gardens,” Liauw said. There are 44 penthouses across three towers. These apartments have double 5.9m high ceilings in the living and dining rooms, maximizing views of the greenery outside.

Besides being located on one of the highest points at the Lentor Hills estate and having the widest frontage along Hillock Park, the project also has covered walkways to the center.
